Kungsleden AB (publ) is developing a new office concept: Oxel Bergen 1: 2, Norrkoping. The Oxel concept "Feel good working" focuses on the individual and their welfare during the workday. The offices are designed to encourage active and inspiring working days, with nature close at hand.
Based on Kungsleden's vision of developing attractive and sustainable spaces to enrich the working day, the development team has created a concept that supports employees with the right conditions to feel good at work. Regular physical activity reduces absence through sickness and creates a team with healthier and happier employees.
“Oxel will inspire an active lifestyle. We know that daily activity is so much more than a workout after work, and so we’ve planned and encouraged natural activity during the working day, which has been carefully designed throughout the property. One example is the attractive lounge which has an energising natural light. There are lots of lovely places for both work and snack breaks. Plus there’s a coffee shop with coffee that’s actually worth going to fetch. The lounge is a space you’ll want to hang out in and meet other tenants, your colleagues or just work undisturbed in an inspiring environment,” says Jessica Sjögren, technical manager at Kungsleden.
In order to increase physical daily activity as well as reduce costs for companies, we’ve also chosen to situate bookable meeting rooms in a common area, included in the rent. The rooms should have state-of-the-art AV equipment, where everything works perfectly from the beginning. This is the perfect space for presentations or larger meetings.
The office is located just around the corner from one of Norrköping's most beautiful parks. This makes it simple for employees to get out and have a “walk and talk” meeting in the afternoon or a jog during lunch in the fine surrounding of Oxelberg park. Physical movement during parts of the day increases both creativity and energy.
Oxel is a place to feel good, full of energy and joy at work. Oxel is simply the office for conscious companies leading the way!
As a first phase, 5900m2 will be constructed, in accordance with Kungsleden's sustainability goals, the building will be "Leed-certified". And who knows, maybe the property can live up to a “Well-Certification” too!
